- Per-event snow logging
- Canada + US service area

Florida needs no snow service, so property work is mowing, trimming, irrigation checks and storm cleanup after hurricanes. Heat and rain keep grass growing nearly year-round, and cleanups follow storm season rather than winter.
Snow Removal First. Landscaping as an Add-On. in Port St. Lucie
Terranova is built around commercial snow: per-event dispatch, salting, sidewalk clearing and event logging. Landscaping is offered as a summer add-on so property managers can deal with one vendor across all twelve months.
Commercial Snow Plowing
Per-event parking lot and access road plowing for commercial sites across Canada and the US, dispatched at contracted triggers and logged event by event.
Salting & De-Icing
Temperature-matched de-icer application: rock salt, calcium chloride, brine or CMA. Every application quantity-logged.
Sidewalk & Entry Clearing
Sidewalks, entries, loading zones and pedestrian paths, with walk-behind and single-stage machines for what trucks cannot reach.
Snow Event Logging
Per-event log: trigger, dispatch, arrival, surfaces, salt applied, departure, photos. Shared with you for your records.
Snow Hauling & Relocation
Loader + tandem-truck hauling for lots that fill their snow storage. Priced per truckload with the same event log.
Year-Round Contracts
One vendor, twelve months: snow through the winter, landscaping bundled as the summer add-on. Consolidated invoicing.
Bundled Lawn Maintenance
Optional summer add-on: recurring mowing, edging and lawn care from the same crews and account manager.
Spring & Fall Cleanup
Optional add-on: seasonal cleanup of leaves, debris and winter salt damage from parking-lot edges and landscape beds.
Residential Snow Removal
Seasonal driveway and walkway clearing for homes, duplexes and small multiplexes, with the trigger depth and visit rules in writing.
Six Reasons Property Managers Choose Us for Snow
Snow Is the Priority, Not the Side Job
Dispatch, equipment, salt and crew scheduling are planned around winter. Landscaping uses the same crews in summer, but winter is what the business is designed for.
Per-Event Logging
Every event logged: trigger time, dispatch, arrival, surfaces serviced, salt applied, departure and photos. A clear record of what was done and when, shared with you.
Canada + US Coverage, Montréal Home Base
Requests are taken from commercial sites across Canada and the United States. Greater Montréal is home base, with Laval, the North Shore and the rest of the CMM still at the centre of our routes.
Triggers in Writing
The accumulation and freezing-rain thresholds that start a dispatch, and the surfaces covered, are written into the agreement.
Bilingual FR / EN
Account communication, event logs and tenant notices in French or English, whichever you prefer.
Optional Summer Landscaping
Mowing, spring cleanup and grounds care can be added to the same year-round contract if you want one vendor. Snow-only works too.
From Trigger to Log: Five Steps.
Trigger
The contracted snow accumulation or freezing-rain threshold is reached. The dispatch cycle starts, not just during office hours.
Dispatch
Assigned crew and equipment head out. Route confirmed. Time-stamped in the event log.
Service
Parking lot plowed, sidewalks cleared, entries treated with temperature-matched de-icer. All zones photographed.
Log
Event log completed: trigger, dispatch, arrival, surfaces, salt applied, departure, photos. Shared with you for your records.
Follow-up
Re-service on residual snowfall or drifting if contracted. Salt refresh on freeze-thaw cycles. Itemized invoice.

Terranova Snow & Property in Port St. Lucie: Frequently Asked Questions
Which areas do you serve?
Commercial properties across Canada and the United States. Greater Montréal is home base: Laval, Terrebonne, Mascouche, Repentigny, Blainville, Boisbriand, Sainte-Thérèse, Saint-Eustache, Mirabel and the rest of the North Shore remain at the centre of our routes. For sites elsewhere in North America, send the city and property details through the quote form and a specialist who serves your area follows up.
What is a "per-event" snow contract?
Snow service is dispatched every time a contracted trigger is reached, for example 2.5 cm of accumulation or any freezing-rain event. Each dispatch is a separate event with its own log. Bills are itemized per event, so property managers can trace every visit.
What goes in an event log?
Trigger time, dispatch time, arrival time, surfaces serviced (parking lot, sidewalks, entries, loading docks), quantity and type of de-icer applied, departure time, and photos of every zone. It is a clear record of what was done and when, for your files or your insurer.
What de-icer do you use?
It depends on temperature and surface. Standard rock salt above roughly -10 °C, a calcium chloride blend for severe cold, calcium magnesium acetate (CMA) or treated brine where corrosion or vegetation is a concern. We choose per event, not per season, and log the choice.
Do you clear sidewalks and entryways?
Yes. Sidewalks, entries, loading zones and pedestrian paths are standard on every commercial contract, with walk-behind and single-stage machines for what the trucks and loaders can't reach. They get the same log treatment as the lot.
Are you bilingual?
Yes. Terranova works in French and English: account communication, event logs and tenant-facing notices are available in either language.
What about landscaping in summer?
Landscaping is offered as an optional add-on. Same crews and same contract, running April through November. You can take snow-only if you already have a landscaper you like, or bundle both if you want one vendor for the full twelve months.
Do you handle multi-property portfolios?
Yes. Several commercial sites can go on one agreement, whether they sit in one metro or across several cities in Canada and the United States, with one point of contact for your account, planned routes and itemized invoicing per site.
How soon after a storm do you arrive?
The trigger levels and service window for each site are set with you and written into the service agreement, based on the property and its place on the route.
How do I get a quote?
Use the quote form on the contact page. Include the city, the type of property, the surfaces to clear and a site plan if you have one. All requests go through the form so nothing gets lost.
