Commercial Spring and Fall Property Cleanup
Spring and fall cleanups reset a commercial property at the changes of season. In spring the work clears sand, gravel, salt residue, dead leaves and winter debris from lots, edges and landscape beds, and repairs turf damaged by plows and salt. In fall it removes leaves, cuts back perennials and prepares beds and lawns for winter.

The spring job often starts with the edges of the lot. Plows push sand and gravel onto grass and beds, and meltwater leaves a gritty film that smothers turf. Raking, power sweeping edges, reseeding bare patches and flushing salt-affected soil can bring the grass back before the growing season. Fall work protects the site from matted leaves, clogged drains and early snow trapping debris.
A cleanup contract is a one-time project or one visit in a larger year-round plan. The quote should list what counts as the cleanup: which areas, how much material is removed, and whether lawn repair, mulch or pruning are part of it.
What the work includes
- Raking and blowing leaves and winter debris from lawns and beds
- Sweeping sand and gravel from lot edges, walks and curbs
- Removing litter and fallen branches
- Cutting back dead perennials and ornamental grasses
- Pruning shrubs lightly where agreed
- Overseeding or patching turf damaged by plows and salt
- Edging beds and refreshing mulch, if included
- Hauling away collected material

Signs a site needs a seasonal cleanup
Piles of sand and gravel along curbs and in grass after the thaw
Brown, thin strips of grass beside paved areas
Leaves matted over lawns, beds and catch basins in autumn
Branches, litter and debris trapped in shrubs and fences
Perennial beds with last year's growth still standing
Plow damage to turf and edging that needs repair
How the work goes, step by step
Describe the grounds
Share the address, the areas to clean, and what damage you can see, with photos if possible.
Walk the site
A specialist notes debris, turf damage, bed condition and drainage problems.
Set the scope
Areas, extras such as mulch and overseeding, and the disposal method are listed.
Written quote
A fixed price or a per-hour approach is spelled out.
Cleanup
Work is done and the site is checked against the list, with any follow-up for reseeded areas.
What changes the price
- Property size
- Larger grounds mean more hours of raking, blowing and hauling.
- Amount of debris
- A heavy leaf drop or a rough winter creates more material to deal with.
- Turf repair
- Overseeding, topsoil and sod patches add materials and labour.
- Bed work
- Cutting back, mulching and edging are optional and add to the total.
- Disposal
- Hauling and dump fees vary by location.
- Timing
- Peak spring and fall weeks fill crew schedules, so flexible dates help.
What a good quote spells out
- The list of areas and tasks included in the cleanup
- Whether turf repair, overseeding or topsoil are in the price
- How debris is disposed of and whether dump fees are included
- The date window for the work and what happens if weather interferes
- How the cleanup connects to mowing or snow service if the same contractor handles them
Spring & Fall Cleanup: questions people ask
When should a spring cleanup be done?
Once the snow has melted and the ground is no longer soggy, usually in April in cold climates. Starting too early can damage soft turf, while waiting too long lets debris smother new growth.
Does a fall cleanup need to include every leaf?
Not quite, but leaves should not be left matted on turf, in beds or over drains. One thorough cleanup after most leaves have fallen is typical, with a second pass on large sites.
Can salt-damaged grass be fixed?
Often yes. Flushing the soil with water, loosening it, adding topsoil and overseeding usually repairs the strip along pavement. If the damage returns each winter, changing how snow is stacked or the de-icer helps.
Is spring cleanup part of a snow contract?
Sometimes, as an optional add-on that picks up the sand and debris left by winter service. If it matters to you, ask for it to be written into the agreement.
